Is it wise to buy a property in Spain now?
I will share with you our experience of working with people who decided to buy real estate in Spain. You will learn about their reasons and motives so that you can draw your own conclusions.

We were approached by a family from Latvia who were looking for a three-bedroom apartment for themselves and their 15-year-old daughter. Their budget was €500,000 and their preferences spanned the entire Costa del Sol region. Before contacting us, they had already looked at about 25 properties in different locations – from Mijas and Fuengirola to Benalmadena – and eventually landed on Marbella.
After studying all the family's needs, we determined what would suit them and offered two options: a townhouse in Aloha for 495,000 euros and a three-room apartment in a new residential complex in the Nueva Andalucia area.
They chose an apartment and the deal was done quickly, in seven days. We were asked to help with registration in the new apartment, as well as connecting electricity, water, internet and installing an alarm system with video surveillance. We organized everything.
We also found builders for minor repairs and organized the installation of furniture. The family often traveled to their homeland, as changing their country of residence turned out to be a troublesome matter: they needed to sell their real estate, prepare their business for departure, resolve issues with the school for their daughter, who did not want to move at all, and also settle many household issues. At this time, we were busy preparing the apartment for their occupancy.
Now they have completely moved to live in Marbella, the girl goes to an American school, people are very happy that they ended up in Marbella.
And that's why they chose Spain and decided to buy property there right now. The reason is that it has become unsafe to live in their country: they noted increasing discomfort and a sense of impending war. The political situation is deteriorating, business in the country is suffering, and wealthy people are increasingly leaving.
All their friends who had the opportunity had already left the country: some chose Spain, some Portugal. After thinking about it, they also decided to move to Spain permanently.
Why Spain? They explained that they chose the country based on a map and certain criteria.
Firstly, safety: Spain is located far from world conflicts, it is a peaceful, calm and tourist country with friendly and welcoming people, which promises many advantages.
Secondly, the climate: nature and sea - all this suited them perfectly.
Thirdly, Europe: it was important for them to live in a quality state where laws work and human rights are respected and observed.

I'll start with long-term: An apartment that cost € 1,200 a month three years ago now costs from € 2,800.
The price of an apartment, of course, depends on several factors. First of all, on the location. The level of urbanization plays a significant role. For example, in the Nueva Andalucia region there are two urbanizations - Dama de Noche and La Alzambra, located opposite each other across the road: in Dama de Noche, rent starts from € 2,800 per month, and in La Alzambra - from € 5,000 and up. The quality of repair and furniture are also important. And finally, the age of the house: new houses are in high demand.
The price of renting a villa depends on the same parameters: location, urbanization or residential complex, as well as equipment.
Villas start at € 6,000 and go up to € 70,000, and for those who seek luxury, they can go even higher. For example, a villa on the Golden Mile with 4 bedrooms, just 150 meters from the sea, in a great location costs € 20,000 per month. Across the road is a modern, high-end townhouse, new, for € 25,000 per month.
Villas in Sierra Blanca cost from € 7,000 to € 70,000. In Zagaleta, prices start from € 25,000 and go up to € 150,000, and sometimes even higher.
I will say this: everyone will find a property to suit their needs and tastes, but prices here are higher than in other regions of Spain.
Daily rentals:
You can rent a place right on the Marbella embankment for €120 per day, but you will have to put up with a simple interior and furniture - do not expect luxury here. But the embankment, the beach, the sea and all the infrastructure of the city center are within walking distance. The price rises along with the level of the interior: decent options start from € 700 per day and reach € 1,500 per night and above.
This is the case in almost all good areas: you won’t find anything cheaper than € 120 per night, and prices rise to € 3,000–5,000 per night.
Villa rentals start from € 1,200 per day and go up to € 70,000.
Rentals are in great demand in this region. People from all over the world come to Marbella for holidays, Spaniards from all over the country choose it for their vacation.
Therefore, the real estate rental business can be very profitable and bring in a stable income every month. However, many face losses and go into the red: there is huge competition in this business, and success comes only to those who strictly follow all the rules of this business.
It all starts with the right purchase of the right property. Are property prices rising in Marbella?
I will say that property prices in Marbella are constantly growing, but now they are growing faster than ever. As always, I will give examples from our work.
When to live? If not now.

Three years ago, a young guy from Norway came to Marbella, we chose a townhouse for him in the El Paraíso area 2.5 kilometers from the beach, a quiet residential area, he was looking for something cheaper, without renovation.
He bought it for € 240,000, made renovations and bought all the necessary furniture and equipment, spent another €60,000. And put it up for sale for € 370,000.
We were a little surprised by the price at which he put it up for sale, we knew of properties that were in a much more advantageous location and a little lower in price.
But all this did not prevent him from successfully selling this townhouse, a family from Ukraine came to see it and the house was completely ready for occupancy, before the sale we did the most complete general cleaning, cleaned every corner, all the terraces, the townhouse sparkled like a new coin. They liked the fact that they could move in today, everything was ready, these are the details that we carefully think through and take into account when working with real estate.
They bought a townhouse and the guy sold it at a profit and made money, this was in 2022. Now it is 2025 and this house costs 570,000 €, this price is market price and does not scare anyone at all.
Here, consider whether real estate prices are growing in Marbella.
And the second example, briefly: We put up for sale a townhouse in a very cool urbanization La Alzambra, 1,000,000 €. it was 2023, the first people came to view, two brothers from Morocco, looked and said we'll think about it, in the evening they call me and say let's haggle up to € 900,000, and we already have a viewing the next morning, an elderly Spanish couple decided to move from Madrid to retire, we agreed with the brothers for lunch.
The Spanish couple looked, went into the garden to talk among themselves and said everything suits us, we're buying and we bought, the brothers say okay, we agree for a million too, but that's it, the train has left, the property was sold. Now such houses in this village start at 1,800,000 and go above two million.
Haste is bad when a person himself does not fully understand what he is looking for and wants. But if you approached the search for real estate correctly, carried out high-quality preparatory work, clearly understand what you need, then you must act decisively, the competition in the search for good properties is high.
But sometimes people grab an object at a very inflated price and even in an area that is not the most popular, they can say that prices are not rising.)
